In simple terms, carpet area is the area in a flat that you can cover using a carpet. It is alternatively recognized as the net usable area. It is the same as the actual livable area.
As per the Real Estate (Regulation & Development) Act, 2016 (RERA), carpet area is defined as an apartment’s net usable floor area. It includes the area enclosed by an apartment’s internal partition walls. It excludes the area enclosed by the external walls, exclusive open terrace areas, exclusive balcony or verandah areas, and areas under service shafts.

Carpet area = Area of living room + bedroom + toilets + balconies – the thickness of the inner walls

Difference between carpet area and built-up area:
The carpet area is the area actually being covered by a carpet whereas the built-up area is the addition of the wall area and the carpet area.

The difference between the built-up area and super built-up area is that the former is the total area enclosed by the apartment (including internal and outer walls) whereas the latter covers these as well as the proportionate share of common areas, like lifts, staircases, and lobbies.
